Design-Bid-Build (DBB) is the traditional project delivery method. This delivery model requires your team to contract with different entities for design and construction. With DBB, the contractor has little influence on the project design, and opportunities for alternative construction approaches are minimal. This delivery model is also sequential; with little opportunity to condense schedules as detailed design effort should be complete before general contractors (GCs) are invited to submit construction bids.
We prefer to act as GC for projects where the critical path flows through our self-performance scope. Let’s look at your project together, and we can help you determine if our GC service offering is the right delivery for your project.
Design-Build is a streamlined delivery model that is most appropriate when the owner has limited time or available resources to participate in the design process, and has confidence in the Design/Build team’s ability to handle the design, construction and project turnover to the owner. We select a design partner and the owner provides our assembled Design/Build team with a “Basis of Design”. From this basis we establish a firm, fixed price or “Guaranteed Maximum Price” very early. The streamlined benefits include a single point of accountability as procurement, communications, and conflicts are all handled internally by our Design/Build team.
Construction Management is similar in concept to Design-Build with the exception of the Designer’s Contract. That contract is held by the Owner. This allows more control over the final design development of the project, while still leveraging some of the benefits of a streamlined model. There are other models like Integrated Project Delivery and LEAN that strive to contractually assemble a team of experts that work together early in the project life cycle to deliver streamlined and high-quality project delivery.
Self-Performance
We employ professional staffing and skilled operators, carpenters, laborers, concrete finishers, equipment setters, pipe layers, field engineering and surveying staff. Dugan and Meyers regularly self performs with our own on staff craft personnel, all excavations, yard piping, piping tie-ins, process bypassing, concrete, interior piping, equipment rigging and setting, instrumentation, testing systems and start-ups. We have built a strong foundation based on the challenging work we complete and recognize our team and the owners and designers we collaborate with are the key ingredient to over 86 years of continued success.
Industrial Treatment
Dugan & Meyers provides specialized services focused on the Industrial Treatment market sector. Our services are often initiated in the overall design phase and continues throughout the field operations and equipment installation. In addition, our Project Managers, Superintendents and Project Engineers are experienced with both component and complete treatment system start-ups and commissioning.
